The Disclosure & Amendments section provides detailed sent, opened, and viewed statistics for the Disclosure Statement and each Amendment. To review these statistics, navigate to Menu → Contracts → Disclosure & Amendments.
A banner at the top of the page displays the number of contacts who have received the disclosure/amendments and the number of contacts that have not. In order for a disclosure/amendment to be considered received within Spark, not only must the document have been emailed to the contact, but they must have opened the email and clicked the link to view the document.
Click on a document to view more detailed email statistics.
Note: This section is specifically for viewing delivery statistics; to adjust disclosure/amendment email templates or mass generate these documents on contracts with purchasers who do not already have the file(s), see Disclosure & Amendment Settings.
Disclosure/Amendment Statistics Page
Each disclosure/amendment statistics page displays the number of purchasers to whom the document has been sent, how many of those emails were successfully delivered, how many were opened and how many recipients clicked the button to view the document. Clicking on any of these statistics displays a detailed list of the contract unit number, purchaser name, dates sent, delivered, opened and viewed, whether or not the agent or lawyer was copied, and the document status.
Spark considers a Disclosure/Amendment received when the contact has fully viewed the document. The Not Received section shows the number of purchasers where a disclosure has been generated but not sent (typically, because the contact does not have a recorded email address), the number of emails sent but not delivered (typically, because it bounced or the email address was invalid), those not opened or not viewed, the number of purchasers for which the disclosure/amendment has not been generated, and the total number of purchasers who fall into the preceding categories.
Mass Generating & Sending the Disclosure/Amendments
Note: Before sending the document, be sure an email template has been set (see Disclosure & Amendment Settings).
Once the email template has been set, generate the disclosure/amendment, either from the legal tab on the contract settings page or by clicking Generate Amendments. To mass send an amendment, click Send Amendments at the top right of the page. Alternatively, click on a document to open its statistics page, then click Send Documents at the top right of the page. Toggle to include agents and/or lawyers in the recipients, and click Send Now to send the disclosure (and amendments, if applicable) to all contacts with contracts who have not yet viewed all available documents. Each contact will be sent a link to their personal portal where the most recent document they haven't viewed is displayed by default. They can also view other Disclosure and Amendment documents using the navigation pane in their portal.
If you have assigned any contracts, assignors are automatically included in the recipients so that both the current purchasers (assignees) and original purchasers (assignors) receive an email with a link to their Disclosure portal.
