No Charge vs Included Parking Stalls


Since different markets and projects account for parking stall revenue in different ways, Spark has two options for parking stalls that are included in the unit’s purchase.


All pre-allocated stalls are considered included with the purchase of a unit. For maximum versatility, Spark’s parking settings permit revenue reporting to be based on either additional stalls sold or all parking stall revenue, whether or not it is included in the purchase.


A No Charge stall is considered “free” or included in the purchase price and marking a stall as No Charge effectively zeroes out the price of the stall without having to add a discount. In terms of reporting, stalls marked No Charge do not impact the total parking stall revenue or discounts.


An Included stall is also included in the purchase price, but the price of the stall is not zeroed out.

Designating Pre-Allocated Parking Stalls as No Charge


If your project does not count the price of included parking stalls in revenue reporting, you can set these stalls to be designated as No Charge by default. Navigate to Settings → Contracts and select the General tab. 

In the Parking Stall Revenue section, use the checkbox to select “pre-allocated stalls are no-charge” and click Update to save the change.
