Provincial Tax & Rebate Settings

Set default tax structures and new housing rebates to display when writing a new contract and to apply to color schemes, options, external commissions, parking, storage etc.


 

Note: This feature must be enabled by your Customer Success Manager and set before inventory is added to your project. It is available for projects located in Ontario and Quebec. To create a new provincial tax structure, navigate to Settings → Contracts, select the Taxes tab, and click + New Structure then select New Provincial Structure. A new structure will pre-populate based on your province, with the tax rate already set for you and applied to the following: color schemes, options and upgrades, parking stalls, parking stall upgrades, storage units, storage unit upgrades, and external commissions. To edit the structure, click the micromenu to its right and select Edit.

If desired, you may edit the structure name and description in the General Information section. In the Tax Associations section, choose whether to apply the New Housing Rebate and to which areas the tax (and rebate, if applicable) should be applied. Note that if the New Housing Rebate is applied, it must apply to color schemes, options and upgrades, parking stalls, parking stall upgrades, storage units and storage unit upgrades, but will not apply to external commissions; the tax structure as a whole may be applied to external commissions if needed. If the New Housing Rebate is not applied, the provincial tax is automatically applied to all of these but may be removed from any of them as needed.

 

By default, the tax (and rebate) is applied to all units based on the inventory list price, but can be applied to all units based on the contract adjusted price instead by selecting this option from the drop down list in the Tax Associations section. If you choose to apply the tax to the inventory list price, it will automatically carry over to the associated contract when it is created. If you choose to apply the tax to the contract adjusted price, it will not be applied at the inventory level, but only at the contract stage. Or, if the selection is left blank, the tax/rebate will not be auto-applied and can be manually selected on an individual basis.

 

The name of the tax is pre-populated in the Tax Amounts section, but can be edited if needed. The amount of the tax is set as dictated by the applicable province and cannot be edited.

 

Once the desired changes have been made, click Save Tax Structure to save them.
